Seller Questions and Answers
Q) I want to sell my home. Why do I need a Realtor?
A) Most homeowners don't want to tackle the amount of work that comes along with selling their own home. Should you decide to go this route, you will want to market your home to every avenue possible to give it the greatest exposure. That would include the internet as well as traditional print advertising. Unfortunately, the biggest exposure possible you will be eliminating by not including realtors who have the buyers! You will also want to make sure you are up to date on the most recent laws and contracts that are in place. Selling a home is not as easy as it may seem. You should make sure that anyone you show your home to has been qualified to purchase it. Realtors do not bring potential buyers to your home until this step has been taken. For safety issues you should not show your home by yourself and you will want to ward off anyone that just comes to the door without an appointment. We hope you find these tips helpful. Should the time come that you would like assistance selling your home, Stovroff & Taylor Realtors will be there for you, jut give us a call.
Q) Why do some web sites show me a higher value for my home than my Realtor does?
A) Most internet web sites are not showing current market sales that your Realtor has access to. Homeowners get a false sense of value by using only this information. Your realtor will show you the recent home sales comparable to your home allowing for more accurate pricing.
Q) How come my neighbor sold his house for more money last year than I am able to get for my home? Our homes are exactly the same.
A) First of all no two homes are exactly the same. Secondly, the market was different a year ago. Although prices have dropped somewhat, if your home is priced according to current market conditions it will sell. If you are overpriced, chances are you will end up getting less for you home than if you had priced it right in the first place. Bottom line, if it is PRICED RIGHT it WILL sell. You can't price your home to last years sales. You need to price your home to current sales and competing properties.
