  • Buyer Counseling Session
    We start out by having a buyer counseling session to discuss your needs and goals, and to plan the search for your property.
  • Step Two
  • Buyer Agency Relationship
    We will discuss the buyer agency relationship and how it relates to you as a potential buyer. We will also discuss the Seller Agency and Disclosed Dual Agency - and our representation of your interests in the different agency relationships.
  • Step Three
  • Buyer Representation Agreement
    We will present and explain to you the buyer representation agreement and the special services and benefits it offers.
  • Step Four
  • Pre-qualification
    If you have not been pre-qualified to purchase a home, we will offer to arrange a pre-qualification or pre-approval appointment with a reputable lender to identify your range of affordability and to increase your negotiating strength.
  • Step Five
  • Stovroff & Taylor Advanced Search
    We will present your property search criteria to the Realtors in our offices. By tapping into this valuable resource we are able to present you, when possible, with properties as they debut or before they appear on the open market.
  • Step Six
  • Property Showing
    We will set-up appointments at times that fit into your schedule, to show you the properties that meet the criteria you have requested.
  • Step Seven
  • Property Evaluation
    We will discuss with you the features of a property that may affect its value and future resale.
  • Step Eight
  • Review of Property Condition Disclosure
    We will thoroughly review with you the seller's Property Condition Disclosure Statement to enable you to accept or specify the remedy for each fault disclosed.
  • Step Nine
  • Estimate of Funds Required
    We will review with you the preliminary estimate of closing costs and down payment requirement anticipated in the transaction.
  • Step Ten
  • Offer Preparation
    We will prepare a written offer on the property you choose to purchase, with terms and conditions approved by you.
  • Step Eleven
  • Negotiation Strategy
    We will prepare a negotiation strategy for the property you have targeted for purchase, including a written Competitive Market Analysis.
  • Step Twelve
  • Offer Presentation
    When appropriate we will present your purchase offer directly to the seller in the presence of the listing representative.
  • Step Thirteen
  • Property Disclosure
    We will review with you all inspection reports and any other documents pertaining to the condition of the property, and answer all questions regarding physical defects of the property which are known to us.
  • Step Fourteen
  • Building Inspection Remedy
    When appropriate, we will request in the purchase agreement that the seller remedy the items you specify after your review of the property inspection reports. (It should be noted that the home inspection is not a time to renegotiate the purchase price, but rather to determine if there are any major items that need to be addressed.)
  • Step Fifteen
  • Home Warranty
    We will review our home owner’s warranty program with you so you can be provided with additional peace of mind on what is frequently your most expensive purchase.
  • Step Sixteen
  • Final Walk-through
    We will accompany you on a thorough walk-through of the property usually done the day before closing, and we will assist you in dealing with any problems discovered during the walk-through.
  • Step Seventeen
  • The Closing
    We will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.
  • Step Eighteen
  • After-Sale Service
    We will contact you after the closing to follow up on remaining details or service needs.
